Andreane Opens in Pacific Beach, Turning a Former Party Hotspot Into a Social Wellness Hub

Andreane opens in Pacific Beach and it might be the most telling sign yet of how the neighborhood is changing.

The stretch of Garnet Avenue that once drew crowds for oversized margaritas and late-night partying has entered a new era. Andreane has officially opened its doors in Pacific Beach, transforming the former Cabo Cantina space into a wellness-focused gathering place centered around premium matcha, movement, and community.

This new third space reflects a broader cultural shift taking place among younger generations, who are increasingly seeking connection through wellness, fitness, and alcohol-free experiences rather than traditional nightlife.

Inside, the dramatic transformation is immediately apparent. The former tiki bar and dingy nightclub atmosphere has been radically replaced by a light-filled movement studio that evokes the feeling of an enclosed greenhouse, with a soaring glass ceiling allowing natural light to pour in above flowing white curtains that soften the space. Throughout opening weekend, the studio hosted a packed schedule of classes and community activations that kept the venue buzzing all morning.

Andreane also serves as the flagship reserve café concept for 12 Hrs Matcha Cafe, featuring the brand's premium matcha blend alongside specialty matcha drinks, lattes, coffees, and espresso offerings. This new venture is named after founder Andreane, who affectionately goes by the name “Love.” A Filipino immigrant and single mom, Love started by serving matcha out of a shared storefront in Chula Vista. That grew into 12 Hrs Matcha, a canned beverage offering and then 12 Hrs Matcha Cafe, a 300-square-foot window cafe on Garnet Avenue last year.

Today, Andreane represents the next chapter of that journey. While Pacific Beach has long been known for its nightlife scene, businesses like Andreane point to changing consumer preferences, particularly among Gen Z. Recent trends have shown younger consumers drinking less alcohol, prioritizing wellness, and seeking spaces that foster meaningful connection through shared experiences.

According to Jamison Bolt, the marketing director for 12 Hrs Matcha Cafe and founder of Nine Ball Athletics, the team has an ambitious lineup of community events and brand partnerships planned for the space. Upcoming activations are expected to include collaborations with major wellness and activewear brands including lululemon and Alo and local fitness instructors and influencers, further positioning Andreane as a community hub for health-conscious consumers.

As the company expands, Andreane will serve as the centerpiece of a larger growth strategy. 12 Hrs Matcha Cafe has plans to open additional locations beyond Pacific Beach, including future outposts in La Jolla Cove and Newport Beach.

For Pacific Beach, however, the significance of Andreane may be less about expansion and more about what it represents. In a neighborhood historically defined by bars and nightlife, one of its most prominent corners is now dedicated to matcha, movement, and community. The transformation offers a glimpse into how the next generation is redefining what a social gathering place looks like—one where wellness, connection, and intentional living take center stage.

Andreane is located at 1050 Garnet Avenue, Suite A in Pacific Beach. Follow @houseofandreane for the latest events. 12 Hrs Matcha Cafe remains open one block away at 1140 Garnet Avenue @12hrsmatchacafe
